How sold prices have changed
For North Kona homes, the median sold price was $1,350,000 in September 2026, compared with $1,062,000 in August 2026 and $1,295,000 in September 2025. Fewer homes sold in September than in August (20 compared with 36), so a few higher priced sales pulled the median up.

Sold price is not the same as your home's value
The median sold price tells you where the middle of the market is. It does not tell you what your home is worth. In Kona, two homes a mile apart can sell hundreds of thousands of dollars apart. The things that move value most here are:
Ocean view, and how much of it.
Elevation and distance to Kailua-Kona town.
Fee simple or leasehold land.
Lava zone, which affects insurance and lending.
County water or catchment.
Condition, permits and any unpermitted additions.
For condos, the monthly HOA fee and whether vacation rentals are allowed.
