Inventory: two very different Konas
Months of inventory is how long it would take to sell everything on the market at the current pace. About six months is often called a balanced market.
North Kona has about 6.6 months of inventory, with 388 active listings. That is close to balanced. South Kona has about 16 months, with 166 active listings. That favors buyers. These figures cover all property types in each district for the 12 months ending September 30, 2026.
What this means for sellers
In North Kona, well priced homes are still selling in under two months. In South Kona, buyers have more to choose from, so price and presentation matter more. A written pricing analysis from recent sales near your home is the place to start.
What this means for buyers
Buyers have more room to negotiate in South Kona than in town. Condos are taking longer to sell than homes in both North Kona and South Kohala. Ask your agent how long a property has been on the market before you write an offer.
