4 min read

Hawaiʻi Island had 308 sales of agricultural land of 1 acre or more from July to September 2026, at a median price of $260,000. That is up from 302 sales and a $152,500 median in the same quarter of 2025. Vacant ag land sold for a median $29,750 an acre, up from $25,000. Total ag land sold in the quarter came to about $131.5 million, compared with $104.3 million a year earlier.

Key takeaways

  • More homes, higher medians. Half of Q3 ag sales included a home (153 of 308), up from about a third a year ago. That shift, more than rising land prices, is what lifted the island median.

  • Land per acre held mostly steady. Vacant ag land rose from about $25,000 to $29,750 an acre island wide. In Puna, where most 1 acre lots trade, it went from $25,000 to $30,000.

  • South Kona has the most choice, with about 20 months of supply, the highest on the island. North Kona, Hāmākua and South Kohala are much tighter.

  • Coffee land is taking longer to sell. Kona coffee listings that sold in Q3 took a median 229 days from listing to closing, compared with 129 a year earlier.

  • Bigger farms traded higher. Farms of 5 acres or more sold for a median $595,000 in Q3, up from $412,500, on fewer sales.

Kona coffee land

Over the last 12 months (October 2025 to September 2026), 42 Kona coffee properties sold at a median price of $943,500 on a median 3.6 acres, or about $137,600 an acre. In Q3 alone there were 9 sales at a median $682,000 on a median 5.7 acres, compared with 15 sales in Q3 2025. There are 38 for sale now at a median asking price of $924,500, about 11 months of supply at the last 12 months' pace. Small numbers, so single sales move these medians.

Larger farms, 5 acres and up

Island wide, 41 farms of 5 acres or more sold in Q3 at a median $595,000, compared with 54 sales at $412,500 in Q3 2025. Vacant land in this size sold for a median $35,000 an acre, up from $27,153. Over 12 months there were 211 sales at a median $675,000. There are 252 for sale now, about 14 months of supply.

How this report is built

Ag land means parcels in the State agricultural land use district, 1 acre or more, fee simple and leasehold, condos excluded. Kona coffee land means North and South Kona ag land whose listing mentions coffee or lists a coffee crop. Per acre figures use vacant land sales only. Days to close runs from the listing date to the closing date. Months of supply is listings for sale now divided by the average monthly sales of the last 12 months. Medians on small counts can swing with one sale. A new edition comes out each quarter.
