You’d swear this is Bali… but it’s actually Kona 😳

I was first blown away by this place in high school when we ended up at a party out here… never realized something like this even existed.

🌺 Big Island Real Estate Market Update – February 2026

The February numbers show a market that is continuing to stabilize both locally and nationally.

Here on Hawai‘i Island, inventory remains relatively limited in many areas, which continues to support home prices. Buyers are taking a little more time to make decisions compared to the fast-paced market a few years ago, but well-priced homes are still attracting strong interest. Areas like North Kona continue to see higher price points due to demand, while South Kona often has fewer transactions simply because inventory is limited.

Across the State of Hawai‘i, demand for island property remains steady, especially from buyers looking for lifestyle properties, second homes, and long-term investments.

Nationally, the housing market is shifting toward a more balanced phase. Buyers have slightly more negotiating room than during the peak years, but supply is still relatively tight in many markets.

Overall, the Big Island continues to stand out for lifestyle, land opportunities, and long-term value.

November’s Hawai‘i Island market numbers are in, and there’s a lot to take away from this month’s activity. As a Kona-based agent, I’m seeing the unique shifts happening across our local micro-markets in real time.

Kona continues to hold strong with 33 closings and a median price range sitting between $525K–$1.1M — a reflection of steady demand for coastline living, lifestyle properties, and long-term investment opportunities.
Islandwide, we saw 169 total residential sales and more than $152M in volume. What this means for most buyers and sellers is a more balanced pace. Buyers have a little more room to be selective, and sellers who price strategically are still securing solid offers. Land, acreage, and lifestyle-focused properties continue to perform well, especially in markets that offer privacy, elevation, or unique value.

Over the next few weeks I’ll be traveling outer island for work, so I’m taking a few packets along and leaving them wherever I happen to stop — O‘ahu, Kaua‘i, Hilo, maybe Maui. If you see one, take it home and plant it. They’re easy wildflowers and great for pollinators.

A lot of my work blends real estate and agriculture, so little projects like this feel like a natural extension of who I am. I grew up around organic farming in Kona and now help people find homes and land across Hawai‘i. Seeds, bees, and trees have always been part of my world.
